The property is accessed by way of a rural road which leads off the main road and to the two double gates for the property. The first set of large metal gates leads into a private courtyard with a large open double garage / store room, main house, 2 bedroom guest annex and large 18x9m swimming pool, The second set of metal gates leads directly to the stables and arenas.
The Main House …..
The main house is set over 3 floors, with each floor designed to be converted into self-contained units if required. As you enter at ground floor level there is a bathroom that has a wc, and shower, for easy access when guests are enjoying the pool and outdoor kitchen area.

A door opens onto steps that lead down to the lower level which is made up of 3 double bedrooms, a shared bathroom, lounge area with open fireplace and a games room. This area currently uses the outdoor kitchen near the pool area although there is ample room to add a kitchen and make this a totally self contained guest annex.

The ground floor consists of a large farmhouse style kitchen with ample storage, a counter top gas hob and electric oven. In the center of the kitchen is space large enough to accommodate a dining table that would seat 10-12 people. Just off the kitchen there is a large wooden decked balcony with steps leading to a pergola fully enclosed with netting to keep away the bugs. The balcony and pergola overlook the pool and countryside.

To the back of the open kitchen area are 2 double bedrooms, one of them en-suite and 2 family bathrooms. Off the large open kitchen area to the left is a lounge with double doors leading out to the pool area. The lounge has 60m2 of floor space and a wood-burning stove.

The upper floor of the main house has a huge en-suite bedroom, dressing room / music room, a kitchenette and large wardrobe, which can be converted back into two bedrooms. Leading off the main bedroom through double doors is a large balcony overlooking-the garden, stables and pool.

There is a separate guest annex located on the other side of the enclosed courtyard and consists of 2 en-suite bedrooms a large open plan living room, kitchen and dining area, a conservatory and a small private garden.

The outdoor covered kitchen area, ideal for entertaining, has a built in BBQ and is adjacent to the pool creating the perfect party area with a beautiful established garden with mature plants and flowers. The large 18 x 9 m swimming pool is fenced and perfect for hosting pool parties and guests over summer.
The Stables and Outbuildings …..
There are numerous outbuildings consisting of a large covered double garage and workshop, a store room, a rest room, a laundry and a tack room. There are 6 large brick built stables in one block, finished to a high standard with mains water and electricity. There is another stable at the other end of the 20x40m arena, near the paddocks. A hay barn and another workshop area complete the full package of buildings needed to run the Estate.

There are 6 large paddocks, all fenced each with an irrigation system which is supplied via a bore hole.

There are 2 sand school arenas, one 20x40m and the other 20x60m. There is irrigation set up throughout the property supplied by the borehole, keeping water costs for the pool, land and horses at zero additional cost.

The countryside around the town is scattered with vineyards, and Almeirim has a wine route with eight stops at well established country estates and modern cooperatives. In the town, there are quaint traditional squares, with cafes and restaurants, tile-clad mansions and many sights and attractions to pass the time.

There are also supermarkets, banks, pharmacies and all other conveniences you would expect from a good sized town and all within a five minute drive of the property.

10 MINUTES: Santarém was once the home of Portugal’s kings throughout the middle ages. It was also where the country’s earliest parliament would sit. Which explains the cities beautiful ensemble of Gothic architecture, in its walls, churches, convents and isolated monuments like a Gothic fountain with a king’s seal.

30 MINUTES: The famous Golegã Horse Fair an annual event which takes place over 10 days in November. During this time, the usually quiet town transforms into a lively horsey hub! It is a spectacle like no other in the world and we recommend that every horse person puts this visit on their bucket list. This popular event is always a sell-out event for hotels and B & B’s in the area
