This level is accessed via the staircase from the upper first floor. The living room on this floor has French doors to outside, and a double window on the opposite side. There is a feature fireplace with wood burner that provides a cozy atmosphere throughout. The floor is tiled and there are exposed wooden beams to the ceiling.

The dining room is located just off the lounge area and this has tiled flooring and a window to the side.

The kitchen is light and has a matching range of upper and lower units. The work surfaces incorporate a single stainless steel sink with mixer taps and drainer, a gas hob with extractor fan over and an electric oven. There is a connection for a washing machine and a dishwasher. There are two double windows that look over the garden.

In the bathroom there is a w.c., and a pedestal sink.

An internal door from the main house leads to the garage and utility room.

Outside …..

The land is laid mainly to grass with the area by the main house being completely fenced in. From here, there are there double wooden gates that lead to the main part of the garden.

There is a very attractive patio area by the upper level of the house that looks out over the side and back garden and to the countryside beyond.

There is a covered shaded area which is ideal for a BBQ and outside dining, this incorporates a work surface with a sink. The paths leading to this are surrounded by colour filled flower beds. There is an area off for storage.

There are numerous fruit trees on the land and these include; walnuts, olives, plum, pear, lemon, fig and cherries.

Location …..

The house is located on the outskirts of the medieval town of Penela, where you will find cafes, restaurants, banks, supermarkets and all other facilities you would expect from a good sized town. Penela is 5kms from the house. Also in Penela is a wonderful castle to explore, archaeological sites and it is close to river beaches.

Miranda do Corvo is 15 kms and is s a lovely town with shops, cafes, mini-markets, supermarkets and other facilities.

Coimbra is 30kms away. Coimbra is a large city with a vibrant atmosphere. It is rare to visit Coimbra with a range of outside entertainment going on somewhere. Coimbra has a very well respect University and there is also one of the best hospitals in Portugal located in Coimbra. It is filled with beautiful architecture and history.

Lisbon and airport are approximately 1 hour and 40 minutes away.
