This is very convenient for access if you are in the garden and an ideal situation for bathroom access if a swimming pool were to be installed in the garden.

The kitchen has attractive white shaker style matching upper and lower units, with a tiled splashback. The work surfaces incorporate a 1 ½ stainless steel sink with mixer tap and a 4 ring gas hob with extractor fan over. There is an eye level electric oven as well as a built in dishwasher and space for a upright fridge / freezer. The kitchen is large enough to accommodate a table and chairs. In addition there is an under stairs pantry area.

A single door opens into the side entrance hall where you can access the garden and there are a set of stairs to the first floor

This, if wished, could be a separate apartment / annex, as it has external stairs as well as internal stairs for access.

Off the threshing circle is a ruin that could be rebuilt.

Location… ..

Areias is 7 minutes by car, it is a nice village with cafes, post office, florist.

Alvaiazere is 15 minutes by car where there is a pharmacy, vets, supermarkets, cafes, public swimming pool.

Caxarias is the nearest train station and is just under 20 minutes. From here you can get to both airports.

Tomar is a very busy market town, only 2 minutes away, where there are a variety of supermarkets, cafes, restaurants, banks, shops, pharmacies, health centers and sports centers. It also has a very well respected University and Hospital. There is a bus and a train station in Tomar. There are many tourist attractions in and around Tomar including the Convento de Cristo which was built by the Knights Templar so is of significant historical importance throughout this area. There is also a very busy market here on Fridays.

The historic City of Coimbra is less than 45 minutes away. Coimbra is a lovely city filled with culture, history, wonderful architecture and a thriving city center where you will find shops, cafes, restaurants, markets, museums, art galleries. There is rarely a day in Coimbra where there is not some outdoor entertainment that you can enjoy while sipping on some local wine in one of the many cafes throughout the city.

Lisbon airport is 1.30 by car.

Porto airport is 1.50 by car.
