Access to the property is via a set of double gates that lead on to the driveway and to the covered front porch or around to the back of the house where the garage is accessed.

Entrance to the house is either through the front door leading into the living room or the side door leading into the dining area.

The kitchen sits to the front of the house and features a range of base and wall units. The work surfaces incorporate a double stainless steel sink with drainer and mixer tap over. There is also a gas hob and an electric oven with extractor fan over. There is a hook up for a washing machine and dishwasher and space for an upright fridge/freezer as well as a good sized pantry/storage cupboard. There are windows to the front and side. The dining area will accommodate a family sized table and chairs and has a window to the side. There is wood burning stove between the living and dining areas that provide heat on cooler evenings when you don’t want to use the central heating system.

The living room is an attractive space with double French doors to the right which lead to a large patio area overlooking the garden and beyond to the views over the countryside. There is a Jacuzzi located on the patio which is to remain. A further set of double windows in the living room look out to the side of the property.

The family bathroom on this level has a full bath with a shower off the taps, a sink set into a vanity unit, sink set into a vanity unit, bidet and a W.C. The bathroom is fully tiled and there is a window to the side.

The bedroom on this level is a good size, has a double window to the rear and built in wardrobes.

Stairs lead up from the main level to the first level.

The first bedroom has built in wardrobes. A double window to the side and double French doors that open onto a spacious balcony. There are sea views from this balcony.

The second bedroom has double windows to the rear and an additional large window to the side. There are also built in wardrobes.

The bathroom on this level has a sink set into a vanity unit with a mirror over, a bidet a W.C., and a walk in shower.

On the lower level there is a very large garage that is approximately 90-foot long.

**NOTE – at the present time there is not access to the main house from the garage, however there is in the garage, an allowance made for the opening up of the ceiling to accommodate in interior staircase linking the lower level to the main level.

On this level there is also a bathroom with a W.C., a wall sink and a shower cubicle.

An additional room with window to the side could be made into an office, hobby room or a guest room.

The house sits on a lot of approximately 850m2. There is a long driveway which leads from the road, down past the house and around to the back of the property where the garage entrance is found.

To the front there is a lawned area that is fully hedged providing a private and comfortable area to sit and relax.

This property is situated just off the main Estrada that links the towns of Foz do Arelho and São Martinho do Porto. It is five minutes from Foz do Arelho and eight minutes to São Martinho.

The village of Foz do Arelho has several mini markets, cafes, restaurants, bank, hotels, as well as one of the most scenic and beautiful beaches in the area. The beach area is lined with a selection of cafes and restaurants. One one side there is the ruggedness of the Atlantic Ocean and on the other the safety of the Obidos Lagoon, making this a safe beach for families to enjoy. There are many outdoor activities carried out here including wind surfing, kayaking, sailing and other water-sport activities. There is also a sailing school where you can take lessons and rent equipment.

São Martinho is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. The beach stretches all the way around to the nearby village of Salir do Porto. In São Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing chops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlântica where you can cycle for miles. There are also fabulous walks that surround this entire area.

The town of Caldas da Rainha is a 15 minute drive. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
