The stylish front door with glass pane insert opens into a light filled entrance hall, that opens into the open plan living area. There is a large double width coat/storage cupboard.

There is an attractive kitchen fitted with a range of base and wall units, with work surfaces incorporating a stainless steel sink and drainer unit, an electric oven and electric hob with extractor. There is space for an upright fridge/freezer and a dishwasher. A double window provides lots of natural light to the kitchen area.

A small set of stairs leads to the elevated lounge area, off these is an attractive glass block feature that provides additional light. The lounge is a very comfortable area that is filled with natural light from the two sets of double patio doors to the side and the front. This room has vaulted ceilings and a reverse cycle electric heater/air conditioning unit. The patio doors to the front open onto a terrace that looks over the garden area. The patio doors to the side open onto a spacious roof terrace that has views over the adjoining countryside. A lovely area for relaxing and enjoying the tranquility of the area.

A set of steps off the main area leads up to the bedroom. This is a large room with vaulted ceilings and where the original beams have been incorporated into the renovation. A velux window provides light to the area as well as glass blocks to the far side of the room. There would be space here to provide for an ensuite.

Off the main courtyard area double doors open into the annex area. This area is spacious and provides a studio type arrangement with one large room that, at present, incorporates a living and bedroom area with double width wardrobes and storage. If needed it would be possible to redesign this area to incorporate a kitchenette area to make it completely independent. There are two double windows that provide light. The bathroom has a w.c., sink set into a vanity unit and large shower. The bathroom is fully tiled and has an electric towel rail.

A separate door opens into the laundry area that has a hook up for the washing machine and houses the hot water heating system.

There is a sheltered BBQ area with brick barbecue to the side of the property.

There are several levels of terracing in the garden. The first of these is open to the front, but has a roof, this would make a fabulous outside dining area. Off here you come to the main courtyard area that has a wooden pergola covered with vines, making for a lovely shaded area to enjoy and relax in the outside space. A raised bed with concrete surround houses a mature orange tree.

There is an additional building here that could be incorporated as additional living space or would make a great artists studio. It has a concrete floor and a vaulted ceiling.

This whole outside area has been beautifully designed to make the best use of the space. It has been designed for ease of maintenance, while still providing for a colourful and comfortable area to enjoy the outdoors.

The property is located in the village of A dos Francos which is a good sized village located 15 minutes from Rio Maior, 17 minutes from the main town of Caldas da Rainha and 55 minutes from the Lisbon Airport.

A dos Francos has several cafes, pharmacy, bank, ATM, mini-markets, Association building where local community events and markets are held. The permanent population is approximately 1700. It is a few minutes from the main A115 and A8.

Rio Maior is a large town which is located 15 minutes away and has a population of approximately 21,000. Rio Maior has major supermarkets, a plethora of cafes and restaurants, shops, banks, pharmacy, doctors, dentists. There is a beautiful centre park with a lovely cafe where you can sit, relax and enjoy some people watching while enjoying a delicious cup of coffee or a chilled glass of the local vinho. A weekly market provides fresh local produce, cheeses, breads, fruits, vegetables, lovely flowers and plants for the garden along with other household items.

One of the most popular tourist attractions of Rio Maior are the Salinas. These the Portugal’s only inland salt flats and the only that are fully operational in Europe. There are some lovely rustic built shops here where you can purchase salt in various forms and other local handcrafts and artisan products. There are cafes and restaurants here that will provide you with delicious local food.

The large town of Caldas da Rainha is located 17 minutes away. Caldas has a population of approximately 52,000. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here, once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Transportation links are close by. Lisbon Airport is a 55 minute drive from the property.
