You enter the property directly into the private spacious courtyard, from which all parts of the house can be accessed. To the left, you may enter the two self-contained rooms, which can be used privately or as guest rooms. To the front, you enter the kitchen and to the right, you enter the entrance hall to the house.

The house is then accessed by way of a double glazed door into the entrance hall where you will find on your right-hand side a small, but very stylish guest toilet. On the left, you will enter the large open living/dining room area.

The living/dining room is a large, naturally well-lit room, with two large windows and a full-length glass window, which gives this room a very bright interior. The floor is very tastefully done in solid wood and incorporates both the living and dining areas. A very thoughtfully placed large wood burner produces enough power to heat both the living/dining room and kitchen. There is also the option of heating the house through radiators, which are solar-powered.

The kitchen may be entered via the courtyard or the living/dining room area. It is a naturally well-lit kitchen and contains the highest standard of equipment. It has plenty of floor and wall storage space, with a five ring gas cooker, built-in oven and microwave. The floor is tiled throughout and there is a large pantry at the end of the kitchen with lots of storage space.

The marble stairs in the living room lead to the main bedroom and outdoor kitchen and lounge area.

Looking straight ahead when reaching the top of the stairs is a full-length glass door which leads to the covered, raised outdoor kitchen and lounge area. It comprises a sink, floor storage cupboards, garden furniture, lighting and a beautiful view over the courtyard and surrounding area. Ideal for BBQs and family get-togethers.

Turning left you walk into the naturally well-lit main bedroom, with high ceilings, walk-in wardrobes, large ensuite, and a thick plush carpet. It is very spacious and even has a set of stairs leading up to an open attic with breathtaking views across the valley. This space has potential for a variety of uses, such as an office or could be used as a studio etc.

The other two bedrooms are on the ground floor, again directly off the courtyard. These have been converted into self-contained units for holiday letting purposes.

They are both double bedrooms with ensuites, kitchenettes, and living area. Both units have separate entrances. These could easily be converted back into large double bedrooms with easy access to the main house.

Outside …

The patio is a sun trap with lots of privacy where you could have family gatherings, entertain friends, or just relax without being overlooked.

The garage has a separate area for the utility and solar water storage heating system. You can easily fit a four-door family saloon car in the garage, but there is also plenty of outdoor parking as well.

Location …

This house is ideally located in the village of Salir do Porto. It is a lovely area close by to the beaches of Sao Martinho do Porto. From the villa, you can walk to all the amenities which include cafes, restaurants, cash machines and a mini-mart. There is also an open-air public swimming pool which is open during the summer months. The main supermarket is a small drive away.

There is easy access to train and motorway links easily connecting you to all of Portugal. Caldas da Rainha, a main town in the area, is approximately a 20 minute drive away where you will find supermarkets, shops, shopping mall, cinema, cafes, restaurants, cultural centre, central park, hotels and many other features. In addition, there is a daily fresh fruit and vegetable market where you can also buy local breads, cheeses and cakes. On Mondays, there is a large general market where you can buy almost anything for the home and garden.

The beaches at Foz do Arelho are approximately 15 minutes away.

Lisbon airport is approximately 1hr 15 minutes away.
