Access to the property is by way of a pedestrian gate or double driveway gates that lead onto a spacious parking area that will easily accommodate two or three cars and if need be a motor-home.

A set if stairs leads up to the main level of the home. Entering through the front door there is a good sized entrance hall that has storage cupboards and hooks for coats, boots, shoes. An arched doorway leads into the L-shaped living, dining and kitchen area.

In the living area is a feature fireplace with recuperator and a stone mantle. To the front and side are double windows looking to the rear and to the side and between the living and dining area area set of patio doors leading onto an enclosed terrace.

The dining room area has a further set of double windows looking onto the covered terrace. The dining room opens directly to the kitchen. The kitchen has a range of base and wall units with granite work surfaces that incorporate a 1 ½ sink with drainer and inset wall taps and an electric hob. The base units have an electric oven and there is space for an upright fridge/freezer. A double window looks to the front of the property.

The enclosed terrace is a lovely area to enjoy the far reaching views and to look out over the village of Salir do Porto.

An interior hallway leads to the bedrooms and family bathroom.

There are two bedrooms on this level, both have built in wardrobes, tiled floors and windows to the side.

The family bathroom has a full bath with shower off taps, a w.c., bidet and a pedestal sink. The bathroom is mostly tiled and has an obscured window.

Stairs lead down to the lower level of the home.

On this level there is an open plan living, dining and kitchen area in addition to two further bedrooms and a full bathroom.

The large open plan kitchen has a range of base and wall units. Work surfaces incorporate a single sink with drainer and mixer tap over. There is a free standing cooker and space for an upright fridge/freezer. A double window looks to the front of the house and over the garden. The dining area is spacious enough for a large dining room table and chairs.

An attractive wood burning fireplace provides heat to this floor.

The living area is equally spacious and has double patio doors that lead to the side of the property and the garden.

The two bedrooms on this level are both double bedrooms and have tiled floors.

Off the kitchen at this level is an additional storage/utility/work room that is a good size.

From the kitchen a set of stairs leads to the loft space. This is being utilized by the present owners as an office and hobby room area.

As you enter the property via the pedestrian gate there is an easily maintained are that has flower beds to the sides and a variety of planted pots. There are several terraces and patios around the garden providing attractive sitting or entertaining areas to suit your every mood, whether it is entertaining friends and family or sitting in quiet reflection with a cool glass of vinho enjoying the views.

There is an attractive lawned area to the side with herbaceous borders that are filled with a variety of colourful plants and mature shrubs.

On the driveway there is enough space for 2-3 cars or parking for a motor-home. This leads to an open fronted covered area that would be perfect for an outside kitchen and BBQ area and/or for additional storage.

The gardens that surround the house are filled with many mature plants and these include a large number of beautiful flowering shrubs. There is a lovely grape vine that fruits every year and in addition there are apple, orange, plum and apricot trees.

This property is located in the village of Salir do Porto which is on the Silver Coast of Portugal. The beaches at Salir do Porto is an easy walk and there is a boardwalk that leads around to the beaches at São Martinho do Porto where you can walk around the bay. There are some lovely walks direct from your front door, over the headlands and the Miradouro. From the property you can walk to several cafes and restaurants. There is a very well stocked mini-market in town that has everything you need for your day to day requirements and also has lovely fresh bread and “treats” every day. There is a van in the village where you can buy fresh fruit and vegetables at a very reasonable price.

The town of São Martinho do Porto is a short five minute drive or a 20 minute walk away. São Martinho is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. In São Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing chops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlantica where you can cycle for miles.

The main town of Caldas da Rainha is about 15 minutes away by car. Caldas has a population of approximately 52,000. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
