Entrance to the property is through a double gates which lead to a good sized block paved drive. Entrance from the property is through a side door or main front door.

The front entrance hall is very spacious with a single door leading off to the kitchen and double doors to the living room. The main front door leads to the front terrace area.

The dining kitchen features a range of base and wall units. The work surfaces incorporate a sink and drainer unit with taps over a gas hob with extractor fan over. There is a feature open fireplace, window to the front and rear and door opening onto the side terrace and giving access to the rear of the property.

The bathroom on this level has a sink set into a vanity unit, toilet, bidet and shower. Window to the rear and the bathroom is fully tiled.

The living room has double multi paned glass doors, tiled floors and window to the front flooding this room with natural light. It has an attractive, half wall, tiled surround that has beautiful Portuguese tiles with a unique and attractive scalloped top tile.

From the entrance hall is a staircase leading to the upper level. It should be noted that both the upper and lower hallways are large enough to allow for the incorporation of a regular staircase should it be desired as an alternative to the wide spiral.

The upper hallway is large and has a door out to the upper terrace.

There are three bedrooms on this level, all have tiled floors and good sized windows giving maximum light and also providing good natural light to all rooms. The bathroom on this level is a good size with an obscured window to the side. There is a pedestal sink, full bath, toilet and bidet.

Near to the side entrance to the house, there is an additional room to the left that can be used for storage, a downstairs bedroom, hobby or craft room. There is also a BBQ and sink area immediately to the right of the side entrance.

To the exterior …………….

Outside the kitchen area there is a block paved area that allows for multiple parking and leads to the rear of the property. The very very spacious rear patio area has been beautifully planted with flower beds where a selection of trees, shrubs, flowers and vines give a myriad of colour and texture throughout the year. A large part of this area is under cover.

There are exceptionally large outbuildings immediately adjacent to this patio area. These have been divided presently into three separate rooms. Two of these rooms could be utilized as a large conference area or function room. The third room is again large and would open itself up to many uses. Off this area there is also a bathroom incorporating a toilet and a pedestal sink.

To the right of this building is a set of stairs that lead up to a huge roof terrace with amazing views over the adjoining countryside. This area has been utilized as an area to teach yoga, or just makes a peaceful and quiet area to sit and enjoy the sunshine or delight in the beauty of the sunsets.

Rental Units …..

The owners have beautifully converted the huge barn into three delightful rental units. Each unit is large and has patio doors that open onto a balcony that runs the length of the barn.

All three rental accommodations have large bedrooms and sitting space as well as a bathroom that is beautifully appointed. There are large walk in showers, sinks set into vanity units and W.C.’s. Each bathroom is beautifully tiled.

There are two solar panels that provide hot water to the three rental units.

There is a dining room area for the guests to the rental accommodations with the possibility of creating a full kitchen in this area as well.

NOTE: The B&B is up and running and does have an AL licence – the B&B has regularly attracted 10 out of 10 reviews.

The garden …..

To the front of the property is a huge garden and orchard area that would provide self sufficiency for growing vegetables and fruit. The orchard has a multitude of mature fruit trees planted including cherry, apple, walnut, fig, orange, lemon, lime, peach, plum, avocado and pomegranate.

The house is within a five minute walk to the village where there are cafes and two mini markets.

The annual property taxes are 260€ and average monthly utilities are; Electric 55€, Water 10€ and the gas is bottled costing approximately 80€ per bottle and lasting about six months.

This is an attractive home in a lovely and scenic area offering endless opportunities from a a business perspective or simply utilized as a large and spacious family residence.

Location …..

This lovely property is located very close to the wonderful Montejunto Mountains, an area of natural beauty. The Serra de Montejunto is a protected range. It rises to 2,185ft and is part of the Estremenho Limestone Massif. The area has many caves and prehistoric fossils. The lower slopes are mainly used for farming and higher on the mountains it is covered in a pine, chestnut and oak forest.

This whole area attracts many hikers and mountain bikers. It also attracts many individuals and groups who come to spot the more than 75 bird species that call this area home. The Salvé Rainha Viewpoint has views, on a clear day, that stretch all the way to the Berlengas Islands which are more than 30 miles away.

The closest main town is Cadaval which is part of the Municipality of Lisbon. The area has a residential population of approximately 15,000. Cadaval is a good sized town with many cafes, restaurants, schools, supermarkets, doctors, dentists, pharmacies and all other amenities you would expect from a town of this size. Cadaval is a 6 minute drive away.

Transportation links are close by giving access to all points north and south.

Lisbon International Airport is 50 minutes drive away.
