The property is accessed by way of a private lane which leads to a large parking area. Off this is a single gate entry that leads to the present reception area for the B&B and the main villa.

The villa has a front door that opens into a spacious entrance hall. To the left is the main living area and to the right are the bedrooms and bathrooms.

The main living area has tiled floors and patio doors that open onto the front terrace. The pellet burner runs the central heating system and in this area there is also a central heating radiator.

The kitchen has a range of base and wall units with work surfaces that incorporate the hob and a double stainless steel sink unit with mixer tap over. There is an electric oven and a dishwasher built into the base units. There is space for an American style fridge/freezer. A single door opens onto a terrace to the back of the house and a further door opens into the large dining area.

The large room to the left of the kitchen is used by the present owners as a reception area for guests and also as a large dining area for the B&B guests. There is a bathroom off this room with a sink, w.c., and shower. A single door leads off into the garage.

From the entrance hall and to the right are the two B&B guest bedrooms and ensuite bathrooms. Both bedrooms have built in wardrobes, doubles windows to the outside and ensuite bathrooms. The bathrooms have been beautifully fitted with a sink set into a vanity unit, a bidet, w.c. One of the ensuites has a full bath with shower off taps and the other has a walk in shower. The bathrooms are fully tiled and have windows to the outside.

The stairs from the entrance hall lead up to the first level where there are two good sized bedrooms with ample wardrobes and storage. Both have ensuite shower rooms. There is a centre terrace that has beautiful views over the adjoining countryside and is a lovely area to sit, relax and enjoy the peace and tranquility of the area.

The villa has central heating radiators in each room which are run by the pellet burner in the living room area. There is also air conditioning throughout.

Separate Apartments …..

There are three apartments with the property. Two of the apartments have one bedroom and the third has two bedrooms. They all have a combined living/dining and kitchen area and individual bathrooms. Each have a separate terrace.

These three units are housed in a separate building to the main villa and are ideal for individual vacations and perfect for families that want to holiday together but also want the ability to have their own space.

A separate room to the back of this area houses the heat pump which provides hot water for the apartments. There is also the pre-installation here for the addition of an extra bathroom.

Outside …..

Outside is a private lane which leads to the property and the parking area which will house a number of cars.

There is a flat area that utilizes a basketball area, a play are for children and a BBQ area. This is a fabulous area to enjoy a family afternoon followed by a dip in the refreshing pool. The pool has a fence surround in order to ensure the safety of children who visit. Surrounding the pool is a terrace area for sunbathing.

Location …..

The property is located in a village location but is private and not overlooked by close neighbours. There are many cycling and walking routes from the front door amidst the beautiful countryside that surrounds the property.

It is 10km or 14 minutes from the beautiful beaches at Sao Martinho do Porto. Sao Martinho is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. The beach stretches all the way around to the nearby village of Salir do Porto. In Sao Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing chops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlantica where you can cycle for miles. There are also fabulous walks that surround this entire area.

It is 11km or 13 minutes from the main town of Caldas da Rainha. Caldas has a population of approximately 52,000. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
