Access to the property is reached by way of a gently sloping driveway that runs past the front garden and through electric gates to the main drive and garage. There is also a single pedestrian gate to the side of the drive that opens to the front patio and leads to the front door.

Entering the home you find yourself in a wide and spacious entrance hall filled with light from the glazed doors to the rear of the hall. The floors are a beautiful honey coloured wood. There is a central heating radiator that is covered with a lovely lattice work surround.

Off the hallway is the guest bathroom that has a W.C., a sink set into a vanity unit with mirror above. The bathroom is fully tiled.

The spacious kitchen has a range of base units and floor to ceiling storage cupboards as well as deep drawers, in addition to a useful centre island. There is a double stainless steel sink with drainer and mixer tap over. There is a gas hob with stainless steel extractor over in addition to an eye level double oven/microwave. There is also a dishwasher and an upright fridge freezer. A large double sliding window looks to the front patio and garden.

From the kitchen there is a very spacious formal dining room. This room has beautiful tiled floors and very large sliding patio doors that fill this room with natural light and look to the patio and front garden. The size of the patio doors really do bring the outside in and make a wonderful area for entertaining. There are radiators that are again cleverly disguised with lattice cabinets and a built in book cake between.

The sunroom is a particularly delightful space with large windows and patio doors that look to the views – a wonderful place to relax and enjoy your surroundings. The floors are tiled and there is a radiator to the side.

An equally spacious living room is accessed from the dining room or from full panel glazed double doors from the hallway. The halls are the same lovely honey coloured wood that is in the hallway. Oversized patio doors fill this room with natural light and lead to the patio and heated swimming pool. The radiators are again covered with lattice surrounds. The wide wood burning fireplace is flanked on either side by built in bookcases.

A small set of step from the hallway lead up to the bedrooms and bathrooms. At the top of the steps is a large landing area that has wood floors and features a wide double window that look to the side. The current owners use this a a snug area where there is comfortable seating and a TV, however it would make a very good office space or hobby area. There is a radiator to the side.

The master bedroom is to the front of the home and is a large room with wood floors and large patio doors that open onto a private patio looking over the front garden. There is a large walk in wardrobe and and an ensuite bathroom, having a W.C., sink set into a vanity unit with mirror over and a large walk in shower. There is a window to the front and a heated towel rail. The bathroom is fully tiled.

The second bedroom to the rear of the house has wooden floors, large patio doors that lead to a spacious patio, built in wardrobes and a radiator to the side. The ensuite bathroom has a W.C., a sink set onto a vanity unit with a mirror over and a heated towel rail. There is a full bath with a shower off the taps. The bathroom is fully tiled.

The third bedroom is equally large and has wooden floors, built in wardrobes and large patio doors that lead to a spacious patio. The ensuite bathroom has a W.C., a sink set onto a countertop with a mirror over and a large squared shower. The bathroom is fully tiled and there is a heated towel rail.

From the entrance hall a short slight of steps leads down to the lower level and garage area.

To the rear there is a fourth bedroom that has windows to the front and built in wardrobes as well as a radiator. The current owners use this as a casual seating area and storage. Off this room is the utility room that has a large laundry sink set into a vanity, a W.C., and a large shower.

It would not be difficult to turn this lower level into a granny flat or annex if that was required.

The garage is large and will easily accommodate two/three cars, the floors are tiled. To the side and off the garage is the machine room for the house.

Improvements to the Home …..

NOTE: Owners have requested a new energy certificate as with the improvements below, the house since they purchased should now attract an “A” rating.

A new heat pump system was installed in May 2021 which provides central heating throughout the house.
All appliances except the cooker have been changed – these are top brands, Miele, SMEG, Siemens.
The Pergola to the rear has been rebuilt in 2019
New calçada tiles were put into the seating area to the front, replacing the old and slippery tiles that were there.
The tiles around the pool were all changed to a light colour stone that are non slip.
Two large terraces have been built to the rear to give the house a better appearance.
Additional stone was added to the walls of the house in order to reduce the need for so much painting.
Two Solarvent systems were installed. These systems run on solar power and puts heated air into the home which helps to reduce any humidity.
The pool cover was changed and is a hard cover to reduce any risk of accidents.
The sunroom was rebuilt and a stone BBQ removed in order to make best use of this space as a sitting room.
The house has central vacumn and there are reverse cycle aircon/heating units in all rooms.

Outside …..

The outside space of this home is particularly attractive. From the gently sloping front garden and drive to the beautiful Pergola to the rear and patios that look over the views the outside areas are very special, well thought out and provide lovely areas to suit your every mood.

To the front of the house is a beautiful and private patio that has calçada tiles and looks up to the gentle slope of the front garden. This garden is filled with mature and colourful plants and succulents. It is a really peaceful area to breath relax and enjoy the tranquillity of this wonderful home. Being adjacent to the dining room it also provides a particularly special area to enjoy an after dinner drink or coffee.

To the rear there is a large patio area that has been finished with light coloured stone tiling. To the left is a glass panel patio surround that provides shelter from any breezes but does not interrupt the beautiful views that are in every direction from the back of the house. There is a heated swimming pool that again afford the swimmers the beautiful of the views. The pool has a retractable electric hard cover that maintains the heat in the pool and ensures safety.

Steps from this pool area lead down the the large parking space and terraces and to the very pretty pergola which is the most wonderful space to sit and enjoy the views, catch up with friends or again just to breath and enjoy the peace and tranquillity that is abundant throughout this special villa.

The owners have installed two large and level terraces to the front of this patio area. This enhances the appearance of the villa and also provides an areas, should you wish where you could grow vegetables.

Further down the land area many fruit trees including oranges, plums, peaches, nectarines, nespera, pears, apples, just to name a few.

This exceptional villa is located in a scenic and friendly village less than ten minutes from the beaches at São Martinho do Porto.

The town of Alcobaça is a few minutes drive away. Alcobaça is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafes, restaurants, banks, health centres, dentists and all other amenities you would expect from a mid sized town. Alcobaça is word famous for it’s fabulous monastery which is a must see. It is surrounded by streets filled with wonderful old buildings in a variety of architectural designs. There are many cafes and restaurants where you can enjoy the local delicacies. Opposite the monastery is a wide pedestrian area where you can sit and enjoy a wonderful smooth coffee or a glass of chilled vinho while relaxing and watching as the world meanders around you.

São Martinho is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. The beach stretches all the way around to the nearby village of Salir do Porto. In Sao Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing chops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlantica where you can cycle for miles. There are also fabulous walks that surround this entire area.

The town of Caldas da Rainha is a 15 minute drive. Caldas has a population of approximately 52,000. Caldas is a lovely town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
