The property is accessed by way of a double pedestrian gate or a manual gate onto the driveway.

To the front is a covered patio providing sheltered access to the front door. This patio is a good size and a lovely space to sit and relax.

The front door opens into an entrance hall that has tiled flooring.

From the hall you open into the spacious living room. The double patio doors fill this room with natural light. There is an attractive wood burning fireplace with a lovely stone surround and hearth. The fireplace is fitted with a recuperator ensuring maximum heat to this room on cooler evening. The floors are tiled and there is a large loft access here, although the present owners have never used the loft space.

Double doors from the living room lead into a second reception room that is used by the current owners as their dining room. This room has large double windows to the front and French doors to the rear that open onto a covered patio.

Pocket doors from the living room lead into the kitchen which has a range of base and wall units with granite work surfaces incorporating a double stainless steel sink unit with drainer and mixer tap over. There is a gas hob and electric oven. There is also an integrated dishwasher, washing machine and an upright fridge/freezer. The kitchen is large enough to accommodate a table and chairs. The floors are tiled and there is a double window to the rear which offers a lovely view into the garden.

An inner hallway leads to the family bathroom and bedrooms.

The family bathroom has a sink set into a vanity unit, a toilet, a bidet and a bath/shower combination. The room is entirely tiled and has an obscured window to the side.

The master bedroom is a good size and has tiled floors and double French doors to the front. It features a walk-in closet with shelves and drawers. This bedroom is also en-suite and features a sink set into a vanity unit, a W.C., and a corner shower unit. The bathroom is fully tiled.

The second and third bedrooms are both good-sized doubles with tiled floors and double windows that look out over the rear garden. Both of these bedrooms have large, built in wardrobes.

Outside ………..

To the right of the property and adjacent to the front garden is the driveway. The front garden has been pebbled in order to provide ease of maintenance. There is a covered patio area immediately to the front of the property

To the rear of the house is a covered terrace immediately off the second lounge/dining room area. This could be fitted with a glass front providing a cosy conservatory area.

The garden has been finished with ease of maintenance in mind. There is a large calcada tiled patio area with the main part of the garden finished with pebbles and decorated with pots filled with shrubs and flowering plants. There is also a pagoda with bougainvillea, which is a delightful area to sit and enjoy outside dining and entertainment. An arbour also provides a colour feature that leads into the garden.

The garden is completely enclosed and to the rear is a wooded area that ensures privacy.

The back garden is completely flat and would very easily accommodate an inground swimming pool (with permission).

Location ………

There is a cafe in the village that is only a short stroll away. A great spot to meet up with your neighbours, enjoy a coffee and a lovely fresh croissant.

The property is located approximately 10 minutes from the historic main town of Alcobaça by car. Alcobaca is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafes, restaurants, banks, health centres, dentists, a hospital, a beautiful park and all other amenities you would expect from a mid sized town. Alcobaca is word famous for it’s fabulous monastery which is a must see. It is surrounded by streets filled with wonderful old buildings in a variety of architectural designs. There are many cafes and restaurants where you can enjoy the local delicacies. Opposite the monastery is a wide pedestrian area where you can sit and enjoy a wonderful smooth coffee or a glass of chilled vinho while relaxing and watching as the world meanders around you.

There is a twice weekly fruit and vegetable market in Alcobaca where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products.
Twenty minutes away are the beautiful beaches at São Martinho do Porto or Nazaré and both towns have a healthy central shopping area that has a variety of shops, cafés, and restaurants.

Lisbon and Lisbon Airport are less than an hour away.
