There is an unusual and attractive sliding “wall” that can separate the entrance from the open plan living area. When open it simply looks like a hallway wall.

The open plan living area consists of the living, dining and kitchen space. This is a very large space that can be utilized in a number of different configurations. The living/dining space has tiled floors, three sets of large, floor to ceiling, patio doors that bring the outside in and gives expansive views over the countryside beyond. There are reverse cycle heating and air conditioning units to ensure year round comfort.

The kitchen offers a matching range of base and wall units with space for a free standing range cooker. The work surfaces incorporate a double sink with a mixer tap over. There is an eye level oven and microwave that is built into a full wall of cupboards and storage spaces. The kitchen return that separates the kitchen from the living space is large and provides wonderful space to work for anybody who enjoys cooking and baking. There is, in addition, built in book shelves and a breakfast bar. There is space for an American style fridge/freezer. All kitchen appliances are included.

Off the inner hallway that leads to the bedrooms and bathrooms, there is a convenient guest bathroom. This room is completely tiled, has a W.C., and a custom sink set onto a vanity with a mixer tap over. There is an obscured window to the rear.

The first and second bedrooms have attractively tiled floors, a set of floor to ceiling patio doors that open onto a large patio with views over the countryside. There are built in wardrobes. Each room has a reverse cycle, heating and air conditioning unit.

The ensuite bathroom is fully tiled, has double sinks set onto a vanity unit with a large mirror over. There is a large walk in shower. A double obscured window opens to the rear.

The large family bathroom is very well designed with a W.C., double sinks set on a vanity unit with large mirror over. The large walk in shower has a soaker shower head and the free standing bath is simple and beautiful and has a shower off the taps. There is a heated towel rail and a obscured window to the rear.

The spacious utility/laundry room has a work surface with a large sink and a mixer tap over. There are built in cupboards and drawers. Space for the washing machine and dryer. There are large double windows that look to the rear.

Outside of the main area of the house but just adjacent to the front entrance is a separate “machine room.” The owners had this designed in such a way that it provides for the machinery for the house in addition to providing an excellent space for storage or a work/hobby room.

Outside …..

The double electric gates open onto the block paved driveway that will provide parking for several cars. This leads directly to a double carport. To the right of this is an attractively planted flower bed which is graveled for ease of maintenance and has been planted with easy to maintain colorful shrubs and Cyprus trees.

Another flower bed gives a separation between the drive and path leading to the front door.

To the left side is another easy to maintain area that has been finished with large square stones.  This been designed to incorporate long easy to use steps that lead down to the front garden of the home. This whole area to the front and to the right side has been designed to provide an attractive space with a very low maintenance profile. It has been planted with colourful shrubs and plants that need little upkeep.  Off to the right of the main garden is a separate orchard area where there are a variety of fruit trees planted allowing you to enjoy your own fruit directly from the trees.

To the front of the house is a very large patio area that runs along the full front of the house and is cleverly separated, giving the entertainment areas and the bedroom patio areas their own private space.

The patio off the main living space of the house provides a simply beautiful expanse that offers an entertainment/living/dining/kitchen area directly off the open plan living of the main house.

The outside kitchen is beautifully designed with a range of base and wall units that are built against a purpose built separator wall that has a double window giving full protection from any inclement weather. There is a sink with mixer tap, a dishwasher, a full range BBQ with side burner and grill, in addition to a range type hob. The outside space immediately adjacent to the kitchen has been separated into a dining space as well as a large living/sitting space. This area is fully covered with glass paneled roofing and protected from the sun by shades that allow the light but not the heat.

Immediately off this space is the salt water swimming pool. There is a very convenient outside bathroom in addition to a hot/cold water shower.

This whole outside space offers beautiful views over the adjoining countryside.

The property is located in a typical Portuguese village between the main towns of Alcobaca and Caldas da Rainha.

It is a 10 minute drive into the town of Alcobaca.  Alcobaca is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafes, restaurants, banks, health centres, dentists and all other amenities you would expect from a mid sized town. There is a newly built park area that is a beautiful space to enjoy a family day out or just a leisurely stroll.  And of course the famous Alcobaca Monastery is a must visit with it’s wonderful history and architecture. There is a promenade immediately opposite the Monastery where you can indulge in lovely coffees and regional wines and enjoy a delicious lunch while whiling away an hour or two enjoying the atmosphere of this region.

The weekly market in Alcobaca provides an opportunity to buy lovely local products including breads, fruits, vegetables, cheeses, flowers, local hand crafts and all manner of local products including some wonderful local wines.

The beautiful beaches at Nazare and the world famous beaches and bay at Sao Martinho do Porto are both a 20 minute drive.

The town of Caldas da Rainha is a 20 minute drive. Caldas is a beautiful town that is large enough to provide all you need while still maintaining a welcoming and vibrant community feel. In Caldas there are an unending array of cafes and restaurants, catering to every taste, including vegan, gluten free and other dietary preferences. Caldas has hotels, shopping centres, cultural centres, supermarkets, banks, pharmacies, doctors, dentists, two hospitals, schools for every level. There is also a fabulous centre park where there is usually some form of entertainment taking place. There are often art displays here; once a month there is a fabulous outdoor antiques and flea market that stretches throughout the entire park and makes for a great day out. There is a duck pond in the park where you can rent boats and there is also a children’s play area.

There is a daily fruit and vegetable market in Caldas where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products. There are several cafes directly off the market to enjoy a relaxing coffee while picking up your produce. A Monday market covers a huge area and at this market you can expect to be able to find pretty much anything for the home or garden.

Lisbon and Lisbon Airport are approximately one hour away. A regular bus service runs from Caldas da Rainha to Lisbon. The high speed trains run from Lisbon down to the Algarve.
